The short version

Every loan, from a home loan to a business loan, passes through people who collect documents, check facts and decide whether lending is safe. These are loan processors and underwriters, and many of these jobs exist in India for Indian and US lenders.

How a loan moves from application to approval

  1. Application: the customer applies and provides documents such as ID, income proof and property papers.
  2. Processing: the loan processor checks that all documents are complete and consistent.
  3. Verification: employment, income, identity and property details are verified.
  4. Underwriting: the underwriter assesses risk and decides to approve, reject or ask for more information.
  5. Approval and conditions: the lender sets the terms and any conditions to be met.
  6. Closing and disbursal: documents are signed and money is released.
  7. Post-closing: files are checked and stored, and servicing begins.

Processor vs underwriter

  • Processor: organises the file, checks documents and chases missing items
  • Underwriter: analyses income, credit history, assets and the property to judge risk
  • Quality checker: reviews files for errors before closing

US mortgage processes

Some Indian centres support US lenders. US residential mortgage underwriting work follows US guidelines and often runs on US-hours shifts. Roles usually need training in the relevant guidelines and strong English and analytical skills.
